Knock-down-rebuild (KDR) makes sense when the block is great but the existing house has reached the end of its life. KDR has compliance steps that a fresh-block build doesn't: an asbestos audit on any home built before about 1987, a demolition permit (typically separate from the build approval), and a soil-test pathway that confirms the new slab design.
The KDR sequence
Site inspection and feasibility review, asbestos audit and licensed removal where required, demolition permit, demolition and site clearance, soil classification (AS 2870), engineer design of new footings, building approval for the new home, then the new build itself. We coordinate every stage.
When KDR beats renovating
KDR tends to win when the existing home is structurally tired, the floor plan can't be reworked into what you want, or the cost of bringing an old house up to standard approaches the cost of a new one — while the block itself (location, aspect, size) is worth keeping. Where the structure and roof are sound and the layout is close, a whole-home renovation is often the better economic answer. We give you an honest read on which way your project leans before you commit.
Questions
- Do I demolish before or after the new build is approved?
- The demolition permit is usually a separate approval from the building approval for the new home, and the two can often be progressed in parallel. We sequence them so the site is cleared and ready when construction approval is in hand, rather than leaving you with a vacant block waiting on paperwork.
- What happens with asbestos in the old house?
- Homes built before about 1987 are audited for asbestos before any demolition. Where it is present, it is removed by a licensed asbestos removalist and disposed of at a licensed facility, with documentation kept for your records. This step is built into the KDR program and quote.
