Dual occupancy lets you put two dwellings on one block — typically a duplex with a common wall, or two detached homes. It's been an increasingly popular pathway in the Northern Rivers under the NSW Low Rise Housing Diversity Code, which allows complying development for eligible sites.

Eligibility depends on lot size, zone, local council settings and overlays. Some blocks qualify as Complying Development (faster, no DA); others require a Development Application. We confirm the pathway with the local council before quoting the build.

Duplex or two detached dwellings?

A duplex shares a common wall and suits narrower or more regular lots, making efficient use of frontage and services. Two detached dwellings give each home its own walls, private outdoor space and separation, but need more land. Which one fits comes down to your lot width, shape, slope and the access point for a second dwelling — we work through the options with you and your designer before settling on a layout.

Can I sell or rent the two dwellings separately?
You can generally rent each dwelling separately straight away. Selling them individually requires subdividing the block into separate titles, which is a separate council and survey process that runs alongside (not as part of) the build. We can point you to a surveyor to handle that step.

Qualification depends on the lot size, the zoning, the council's local controls and any overlays such as flood or bushfire.
